Q. Pac4Portugal is the brand for which company?
A. Pac4Portugal is a brand established in 2015 and is run by two parties, PAC (Portugal) Ltd, established in April 2008, managed by Alex Cracknell, who is responsible for the advertising and house reservations and Atriosmouricos Unipessao Lda, managed by Fernando Cabrita, who is responsible for the administration of the houses and construction/works
Q. I have seen these properties on other websites but for higher prices, why are they cheaper on Carvoeiro.Rentals?
A. Carvoeiro.Rentals and Pac4Portugal.com are our own websites are you are booking directly with us, without Third party agents. We also advertise on some other reservations channels such as VRBO and Airbnb, but they take a commission which is added on top of the their advertised prices.
Q. What forms of payment do you accept?
A. We accept the following forms of payment: Credit and Debit Cards (Visa, MasterCard, American Express) securely via Stripe, Bank Transfers, Cash (for security deposit and tourist tax)
Q. What is the payment schedule?
A. 25% of the total amount is due at the time of booking, the remaining balance is due 30 days before arrival.
Q. How is the final payment made?
A. Final payment is automatically taken from the card you used to pay the deposit, if you used a card to make the deposit, otherwise we need to arrange the final payment to be received by 30 days before your arrival.
Q. What is the cancellation policy?
A. All prepayments are non-refundable.
Q. Is a security deposit required?
A. Yes, a breakages deposit is required and is specified on each property page in the Notes part of the Policy and notes section. The breakages deposit is payable in euros cash on arrival.
Q. How is the security deposit refunded?
A. After your stay, you will need to provide your bank details. We will transfer the amount back in your home currency, subject to any deductions for damages.
Q. What additional fees should I expect?
A. A tourist tax of 2 euros per person per night (aged 13 and older, for up to 7 nights) must be paid in cash on arrival, as required by Portuguese law.
Q. How do I check in and out?
A. Detailed instructions, including access codes or key collection details, are sent prior to your arrival.
Q. What time is check-in and check-out?
A. Check-in: Please check the house rules section of the property page. Check-out: By 10 AM
Q. Can I extend my stay?
A. Extensions depend on availability. Contact us early to request an extension.
Q. What should I do if something is damaged during my stay?
A. Inform us immediately. Repairs or deductions may be covered by the security deposit.
Q. Is Wi-Fi available?
A. Yes, free Wi-Fi is provided in all properties.
Q. Is air conditioning included?
A. Yes, all properties include air conditioning.
Q. Are towels and linens provided?
A. Yes, fresh towels and linens are included.
Q. Are beach/pool towels provided?
A. Yes, beach/pool towels are provided and you are responsible for the cleaning of these during your stay.
Q. Can you arrange a private chef for us?
A. Yes, we have an amazing partnership with a very talented and amazing chef, who offer you a number of options, dependent on your requirements.
Q. Is the pool heated?
A. You need to check the description of the property to whether this is included in the price or has an additional cost. If the pool is heated, it will be heated to approximately 27-28°C. The pool cover must be used at night or when the pool is not in use for long periods. Note that heating may be affected by low air temperatures and we cannot guarantee normal heating temperatures
Q. Is housekeeping available?
A. Dependent on your length of stay. Normally if you are staying for 7 days then the bathroom towels will be changed midweek and the bathrooms will be cleaned. If your stay is for 14 days, then after 7 days your will also have your beds changed, along with the bathrooms cleaned and then another mid-week change of towels before you leave. Final cleaning is included. If you require more cleaning than this, we can try to arrange for an additional fee.
Q. What if I damage the towels or bed linen?
A. If you stain or damage the bed linen and/or towels we reserve the right to deduct the cost of replacement of these from your breakages deposit. Especially to the bed linen, please be aware the damage caused by the following but not exclusive to: - make up, fake tan, strong sun tan lotions, bleaching hair products (also with towels) and blood. If you cause marks or stains due to these please let us know so we can take steps to try and remove the stains and then supply you, if and when possible, with replacements.
Q. Do we need to clean the BBQ before we leave?
A. Yes, when you arrive at the property, please note the BBQs will be clean and in the correct order for you to start to use. Please clean the BBQs, equipment and utensils after use!! When you depart the villa, if we discover the BBQ unclean, we reserve the right to charge you the extra time and effort for them to be cleaned, with a minimum 50€ surcharge
Q. Are pets allowed?
A. Pet policies vary by property. While some rentals are pet-friendly, others do not allow pets. Be sure to check the specific property listing or contact us for confirmation.
Q. Is smoking permitted on the premises?
A. Smoking is not permitted indoors in any of our properties. For outdoor areas, smoking may be allowed, but this depends on the individual property’s rules. Always dispose of cigarette butts responsibly to avoid fines.
Q. Can I bring additional guests beyond the maximum occupancy?
A. Each property has a strict maximum occupancy limit for safety, comfort and legal reasons. Additional guests must be approved in advance. Unauthorized guests may result in penalties or termination of the rental agreement.
Q. Are parties or events allowed?
A. Events and parties are only permitted with prior approval from Pac4Portugal. Unapproved gatherings may result in immediate eviction and forfeiture of the security deposit.

A. For any special arrangements, such as accommodating service animals or hosting small gatherings, please contact us directly. We will do our best to assist, subject to property-specific guidelines.
